Moving to Jacksonville for a hospital job: where clinicians look for homes
A nurse turned REALTOR® maps Jacksonville's major hospital campuses against the communities on this site, with a few questions shift workers should ask before they buy.
I've worked twelve hour shifts, so I know the questions clinicians ask me first. Where's the hospital? Which neighborhoods are close to it? What will the drive feel like when I'm leaving after a night shift? Countertops come later, if they come up at all.
Jacksonville's hospital campuses sit in very different parts of a big, watery city. A home that's a short trip to one campus can be a long way from another, so I start with the campus and work outward.
Start with the campus, then pick the area
Before we look at a single listing, I want to know where you'll actually report. Some systems have several campuses, and residents and fellows may rotate between them. If you'll split time, tell me which ones and how often. That changes the map a lot. Then we talk about what you want day to day. Maybe that's a yard. Maybe it's a condo you can lock up and leave during a stretch of shifts.
Hospital campuses and the communities near them
Here are the campuses I checked on each health system's own website, with the nearest community pages on this site. Distances are approximate road miles from the hospital address to the named point, measured with OpenStreetMap routing (OSRM). San Marco Square means the 1936 San Marco Blvd point, and the Ortega map point is OpenStreetMap's marker for the neighborhood. These are miles, not drive times, and drive times vary a lot with traffic.

A few notes on that table:
- If you're looking for Flagler Health+, it's now part of UF Health. The St. Augustine hospital was renamed UF Health Flagler Hospital after the merger closed on Sept. 1, 2023 (UF Health).
- UF Health North is on the Northside, and this site doesn't have a community page up there yet. If that's your campus, call me and we'll look at the area together.
- Nocatee's villages, like Twenty Mile, Coastal Oaks and Greenleaf, each have their own page, so the distance to your front door depends on which one you choose.

What to check in a home when you work shifts
A house that's fine for a 9 to 5 schedule can be rough when you sleep during the day. When I tour with clinicians, these are the things I point out:
- Where the bedrooms sit. Is the primary bedroom on the street side or the back? Does it share a wall with the laundry or a neighbor's unit?
- Window coverage. Big east or west facing windows look great in photos. They're harder when you're trying to sleep at 10 a.m.
- Daytime noise. I'd visit at the hour you'd actually be asleep. Landscaping crews and pickup lines don't show up in listing photos.
- A garage or covered parking. Coming home in a summer storm after a long shift, you'll notice.
- Your real route. Drive it at your actual shift change, not on a Sunday afternoon. Does it cross a bridge you'd rather avoid at 6:45 a.m.? Is there a second way in if that road backs up?
None of these are deal breakers alone. I just want you to see them before you're under contract.
Call schedules and distance
If you take call, ask your department or program what's expected before you fall for a house. Some groups have rules about how far away you can live while on call. I don't know your hospital's policy, so get it in writing from the people who set it. Once you know the limit, we can draw a realistic circle on the map and shop inside it.

Renting first or buying now
Sometimes renting for a few months is the smarter move, and I'll tell you if I think so. A few questions help sort it out:
- Do you know which campus you'll spend most of your time at?
- Have you been to the area at the hours you'll be driving?
- How sure are you that you'll stay past your first contract?
- Would a lease buy you time to learn the neighborhoods without paying for a second move?
If you're a resident or fellow, I wrote a separate guide on buying a home during training that goes into the financing side.
Timing a purchase around your start date
I like to plan backward from your first day, especially when a lease is ending somewhere else. Talk to a licensed loan officer early about how your offer letter or contract will be treated, because that affects when you can close. Your lender also has to give you a Closing Disclosure at least three business days before you close (CFPB), so leave room for that. The home buying game plan and the monthly cost calculator are good places to start.

How I help when you're still in another state
You don't have to be here to start. I do live video tours and tell you honestly what I see in person, including the things photos leave out, like street noise. You can also check an address yourself with my flood zone and elevation tool.
One thing to know up front. As of August 17, 2024, REALTORS® ask buyers to sign a written buyer agreement before touring a home, in person or virtually (NAR). That includes video tours. I'll walk you through ours in plain language first, and you can read more on my buyer representation page.
Nursing taught me to listen before I talk, and that's how I start with every clinician who calls. Tell me your campus and your start date, and we'll build the search around them. My relocation services page has more on how I help people moving here.

Frequently asked questions
Which areas are closest to Mayo Clinic in Jacksonville?
Jacksonville Beach and Ponte Vedra Beach are the closest community pages on my site. Mayo Clinic in Florida is at 4500 San Pablo Road (Mayo Clinic). From there it's about 4.7 road miles to Jacksonville Beach City Hall and about 6.1 to the Ponte Vedra Beach Branch Library, measured with OpenStreetMap routing. That's distance, not drive time, and traffic changes everything.
Where do people look for homes near Baptist Medical Center South?
Bartram Park is the nearest community page on my site. Baptist Medical Center South is at 14550 Old St. Augustine Road (Baptist Health), about 1.6 road miles from Bartram Park Blvd. Nocatee Town Center is about 9.1 road miles away, measured with OpenStreetMap routing. I'd still drive the route at your shift change before you decide.
What neighborhoods are near the downtown Jacksonville hospitals?
San Marco and Riverside are the closest pages on my site. Baptist Medical Center Jacksonville and Wolfson Children's Hospital share 800 Prudential Drive (Baptist Health), about 1.1 road miles from San Marco Square. Ascension St. Vincent's Riverside, at 1 Shircliff Way, is about 1.0 road mile from Five Points (Ascension), measured with OpenStreetMap routing.
Is Flagler Health+ the same as UF Health Flagler Hospital?
Should I rent first when I move to Jacksonville for a hospital job?
It depends, and I'll be honest with you either way. Renting for a few months can make sense if you don't know which campus you'll be at most, or you haven't driven the area at your real shift hours yet. If you already know all of that, buying sooner may work. Talk numbers with a licensed loan officer before you decide.
Can you tour homes for me while I'm still working in another state?
Yes. I do live video tours and tell you what I see in person, including the things photos miss. As of August 17, 2024, REALTORS® ask buyers to sign a written buyer agreement before touring a home, in person or virtually (NAR). So we'll go over that agreement together first, in plain language.
