St. Johns County

Nocatee homes for sale

A large master planned community in Ponte Vedra with its own town center, water park and miles of trails, built village by village.

Living in Nocatee

Nocatee is a master planned community in the Ponte Vedra area (ZIP 32081), mostly in St. Johns County with a small portion in Duval County. It's organized into villages, each with its own builders, home styles and amenity center, connected by trails and the Nocatee Parkway.

Community amenities include the Splash water park, a town center with shops and restaurants, parks and preserve land. For a lot of residents, much of daily life can happen without getting on a highway.

Because Nocatee has been built in phases, you'll find both resale homes in established villages and brand new homes from several builders. Comparing the two side by side is one of the most useful things I do for buyers here.

What to know before you buy in Nocatee

  • Understand the CDD. Nocatee uses Community Development Districts to fund infrastructure, and those assessments show up on the property tax bill along with HOA dues. Two similar homes can carry different annual costs depending on village and lot.
  • Bring your own agent to the builder. If you're buying new, register me on your first visit to the sales center. Many builders require that, and builder contracts are written to protect the builder.
  • Compare new against resale. A resale home in an established village may come with mature landscaping, window treatments and upgrades that cost real money on a new build.
  • Ask about age restricted villages. Del Webb Nocatee is a 55+ community with its own rules on occupancy.

Selling in Nocatee

Thinking about selling in Nocatee?

When you sell in Nocatee, you're often competing with builders a few streets away. I help sellers price against both resale comps and current builder incentives, and highlight what a finished, lived in home offers that new construction doesn't.

Questions

Nocatee real estate FAQ

What is a CDD fee in Nocatee?

A Community Development District is a special district that funds roads, utilities and amenities. Its assessment appears on your annual property tax bill. The amount depends on the village and lot, so I pull the exact figures for any home you're considering.

Is Nocatee in Ponte Vedra or Jacksonville?

Nocatee uses the Ponte Vedra 32081 mailing address. Most of it is in St. Johns County, with a small portion in Duval County. The county affects which school district and tax rates apply, so it's worth confirming for each address.

Should I use my own realtor when buying a new home in Nocatee?

I'd recommend it. The builder's sales team represents the builder. Builders often pay buyer agent compensation, but it's negotiable and spelled out in your buyer agreement, and you'll want someone reviewing the contract, incentives, lot choice and inspections on your side. Register your agent on your first visit.
