Jacksonville homes for sale
Historic river neighborhoods, newer suburbs and everything between, in a city big enough that the right neighborhood matters more than the zip code.
Living in Jacksonville
Jacksonville and Duval County have shared a consolidated government since 1968, which is why the city covers so much ground. It's the largest city by land area in the continental United States, and the St. Johns River runs right through the middle of it.
That size is the first thing I talk through with buyers. A home in Riverside and a home off Butler Boulevard are both "Jacksonville," but daily life in each looks completely different. Commute, flood exposure, home age, HOA rules and even insurance quotes can change a lot from one side of the river to the other.
You'll find 1920s bungalows and Mediterranean revival homes in the historic districts near downtown, mid-century ranches in established neighborhoods, riverfront estates in Ortega and Mandarin, and newer construction farther out on the Southside and Northside.

What to know before you buy in Jacksonville
- Check the flood zone and elevation, not just the address. Low-lying blocks near the river and creeks can sit in a different flood zone than the street next door. I pull flood maps and ask for elevation certificates when they exist.
- Older homes usually need a 4-point inspection for insurance. Many insurers ask for roof, electrical, plumbing and HVAC details on older houses. Knowing that early keeps closing on schedule.
- Historic districts have rules. Riverside, Avondale and Springfield have local historic design guidelines, so exterior changes there can require review. Good to know before you plan a renovation.
- Bridge traffic is real. Where you work and which bridge you'd cross every day is worth testing at rush hour before you fall for a house.
Thinking about selling in Jacksonville?
Jacksonville neighborhoods behave like separate markets. I price homes against the closest truly comparable sales, not a citywide average, and I'll show you exactly which sales I'm leaning on and why.
Jacksonville real estate FAQ
Is Jacksonville the same as Duval County?
Almost. Jacksonville and Duval County consolidated their governments in 1968. Jacksonville Beach, Atlantic Beach, Neptune Beach and Baldwin are separate municipalities inside Duval County, so taxes and some local rules differ there.
Which Jacksonville neighborhoods have historic homes?
Riverside, Avondale, San Marco, Springfield and Ortega have some of the oldest housing stock in the city, much of it from the late 1800s through the 1930s. Riverside, Avondale and Springfield also have local historic design guidelines for exterior changes.
Do I need flood insurance in Jacksonville?
Your lender will require it if the home is in a FEMA special flood hazard area. Even outside those zones, many owners near the river or creeks choose to carry it. I recommend getting an insurance quote during your inspection period, before you're committed.
