Northside homes for sale
The Northside stretches from the St. Johns River up to the Nassau County line, with the airport, the port and a lot of marsh between.

People in Jacksonville say "the Northside" all the time, but it isn't an official neighborhood with one fixed boundary. Ask three locals where it starts and you may hear three answers. The closest thing to a formal line is the city's North planning district. Jacksonville has six planning districts (City of Jacksonville), and the city describes the North district as bounded by the GS&F Railroad on the west, by Garden Street, the CSX railroad, I-295, the Trout River and the St. Johns River on the south, and by the Nassau County line and the ocean to the north and east (City of Jacksonville). Land west of that railroad sits in the separate Northwest district, so some homes people call Northside are technically there.
Inside those lines you'll find Jacksonville International Airport, JAXPORT's Blount Island and Dames Point terminals, Oceanway, River City Marketplace, and miles of protected marsh and barrier islands out toward the ocean. It's a big area. Some streets feel suburban, some feel industrial, and some feel close to wild.
Things to know on the Northside
- The airport and a hospital sit close together. JAX is at 2400 Yankee Clipper Drive (JAX), and UF Health North at 15255 Max Leggett Parkway has an emergency room staffed 24 hours a day (UF Health). They're about 3.5 miles apart by car (OpenStreetMap routing).
- The port is part of the landscape. Blount Island is JAXPORT's largest marine terminal at 754 acres (JAXPORT). If you're looking near port roads or rail lines, visit at a few different times of day.
- A lot of the land is protected. The Timucuan Ecological and Historic Preserve covers about 46,000 acres, and many of the Talbot Islands state parks sit inside it (National Park Service).
- Growth is real. The Jacksonville Daily Record reported in March 2026 that 405 single family homes had been approved in North Jacksonville since January 2025, and that new projects often use 60 foot lots instead of the traditional 100 foot and acre sized parcels (Jacksonville Daily Record).
- Flood risk changes block by block. Marsh and river frontage deserve a closer look. Run any address through my address check tool and FEMA's Flood Map Service Center, then talk with an insurance agent.
- Schools are Duval County Public Schools. Use the district's My School Location page to see which schools serve a specific address.
- JEA is the main utility. JEA's electric service covers most of Duval County (JEA). Still confirm water and sewer for the exact home.
For the wider city picture, start with my Jacksonville area page.
History and character
A lot of North Jacksonville started out rural. When the Jacksonville Daily Record looked at growth here in March 2026, it described the area as historically rural (Jacksonville Daily Record). You can still see that in places.
The history runs deep. Kingsley Plantation on Fort George Island was a Sea Island cotton plantation where enslaved men, women and children lived and worked, and the National Park Service says it has the oldest standing plantation house in Florida (National Park Service). Its tabby cabins were the homes of many enslaved people (National Park Service).
A bigger change came in 1989, when the Dames Point Bridge opened and tied Arlington to the Northside (News4Jax).
Getting around
I-95 runs north and south through the area. I-295 East Beltway crosses the St. Johns River on the Napoleon Bonaparte Broward Bridge, which most people call the Dames Point Bridge (National Park Service). Heckscher Drive (State Road 105) heads east from I-295 at the Zoo Parkway exit toward the ferry and A1A (JTA).
Approximate road distances from City Hall, from my own routing on OpenStreetMap data (OpenStreetMap):
- JAX airport terminal: about 15 miles
- UF Health North: about 12 miles
- St. Johns River Ferry landing at Fort George Island: about 22 miles
- Huguenot Memorial Park: about 24 miles
The St. Johns River Ferry links Mayport Village and Fort George Island on a 0.9 mile crossing that connects the north and south ends of A1A. The Jacksonville Transportation Authority has run it since March 31, 2016, and as of October 2026 its page lists a weekday car fare of $7, a weekend car fare of $8, and higher fares starting January 1, 2027 (JTA). That same page was showing an advisory dated August 15, 2026 saying the ferry was temporarily out of service, so check JTA before you plan around it.
Nature and parks
This is where the Northside really stands apart. The Timucuan Preserve covers about 46,000 acres of salt marsh, dunes and hammock (National Park Service). One heads up: the paved road to Kingsley Plantation can flood during storms and extreme tides (National Park Service).
Big Talbot Island State Park is known for Boneyard Beach, where salt washed skeletons of live oak and cedar trees lie on the sand, and entry was $3 per vehicle as of October 2026 (Florida State Parks). Little Talbot Island State Park has more than 5 miles of beach and a $5 per vehicle entry (Florida State Parks). Huguenot Memorial Park, a city park at 10980 Heckscher Drive, has waterfront camping, surfing, fishing and a boat launch, though day visitors can't bring dogs (City of Jacksonville). Jacksonville Zoo and Gardens is at 370 Zoo Parkway (Jacksonville Zoo and Gardens).
On Black Hammock Island, the Park Service bought more than 100 acres of undeveloped land, next to Pumpkin Hill Creek Preserve State Park, to keep it in conservation (National Park Service).
Housing
Housing here covers a wide range. You'll see older homes on larger parcels and new subdivisions on tighter lots. The Daily Record counted 405 single family homes approved since January 2025 and reported a proposal for 650 homes along Pecan Park Road, east of I-95 near the airport (Jacksonville Daily Record). If you're buying new, ask about HOA rules and every recurring fee in writing. My new construction page walks through that.
Costs to plan for
- Homestead. You must own and occupy the home on January 1, and the filing deadline is March 1 (Duval County Property Appraiser). The exemption can take up to $51,411 off assessed value for 2026 and triggers the Save Our Homes cap on future increases (Duval County Property Appraiser). Confirm current rules with the property appraiser or a tax advisor.
- Flood insurance. Jacksonville's Community Rating System class 6 gives policyholders a 20 percent discount inside a special flood hazard area and 10 percent outside it (City of Jacksonville). Get a quote from a licensed insurance agent before you're under contract.
- Utilities. JEA and the city are investing $38.6 million to eliminate residential septic systems (JEA), so ask whether a home is on sewer or septic, and on city water or a well.
How I help buyers and sellers on the Northside
The Northside covers a lot of ground, and two homes a few miles apart can come with very different flood maps and utility setups. I pull flood zone and elevation info early. I ask whether a home is on JEA water and sewer or a well and septic system. And I look at what's been approved nearby before you fall for a quiet street.
If you're buying new construction, I'll help you read the builder's contract and get every fee in writing before you sign. If you're selling, I'll price your home against recent sales close by, not a citywide average, and help buyers see what your property actually offers.
I'm also a registered nurse who worked in critical care and emergency nursing, so I'm comfortable with details and with hard conversations. A good next step is a home valuation or my home buying game plan.

Northside FAQ
Where is the Northside in Jacksonville?
It's an informal name, so boundaries vary. The closest official match is the city's North planning district, which runs from the GS&F Railroad east to the ocean and from the St. Johns and Trout rivers north to the Nassau County line (City of Jacksonville).
Is the St. Johns River Ferry still running?
The Jacksonville Transportation Authority runs it and has since 2016. As of mid October 2026, JTA's ferry page showed an advisory dated August 15, 2026 saying service was temporarily out, so check JTA before you go (JTA).
How far is the Northside from downtown Jacksonville?
It depends on where you're headed. By my routing, City Hall is about 15 miles from the JAX terminal, about 12 miles from UF Health North and about 24 miles from Huguenot Memorial Park by car (OpenStreetMap).
How much does the Mayport ferry cost?
As of October 2026, JTA lists $7 for a car on weekdays, $8 on weekends and $1 for pedestrians or bicycles. JTA has posted higher fares starting January 1, 2027, so check before you ride (JTA).
Who provides electricity on the Northside?
JEA's electric service covers most of Duval County (JEA). Confirm the provider for a specific address, and ask whether the home is on JEA water and sewer.
How do I find which schools serve a Northside address?
Duval County Public Schools has a My School Location page for looking up the schools assigned to an address. Assignments can change, so check the district directly before you buy.
Do I need flood insurance on the Northside?
Your lender may require it in a high risk zone, and it's worth pricing even outside one. Check the address on FEMA's Flood Map Service Center. The city's floodplain office explains the community discount on flood policies (City of Jacksonville). Your insurance agent can quote the actual cost.
Is there new construction on the Northside?
Yes. The Jacksonville Daily Record reported 405 single family homes approved in North Jacksonville from January 2025 to March 2026, often on 60 foot lots (Jacksonville Daily Record). My new construction page covers what to ask a builder.
