Buyer representation, explained
What a buyer agreement is, why it exists and exactly what I do for you.
What changed
Since August 17, 2024, REALTORS® working with buyers have been required to have a written agreement in place before touring a home. The agreement states what services the agent provides and how, and how much, the agent will be paid.
What the agreement covers
- The type of relationship we'll have under Florida law.
- How long the agreement lasts and how it can end.
- The compensation amount or rate, which is always negotiable.
- Whether that compensation might be paid by the seller, the builder, you, or a combination.
What I do for buyers
- Help you set a realistic budget with the full monthly cost in view.
- Search, flag new listings and screen out homes with obvious problems.
- Tour homes with you and point out what matters.
- Pull comparable sales and help you decide on price and terms.
- Negotiate the offer, inspection requests and any repair credits.
- Coordinate inspections, insurance, appraisal, title and closing.
My promise
I'll explain the agreement in plain language before you sign, answer every question, and make sure you're comfortable with the terms. If something doesn't feel right, we'll talk about it.
