Frequently asked questions
Will my property taxes be the same as the seller's?
Often not. Florida's Save Our Homes cap limits how fast a homesteaded owner's assessed value can rise, so a long time owner may pay far less than a new buyer will. When the home sells, the assessed value resets to market value as of January 1 of the next year. Budget from the purchase price, not the seller's bill.
How much does the Florida homestead exemption save?
The homestead exemption takes up to $50,000 off the assessed value of your permanent residence: the first $25,000 applies to all property taxes and the second $25,000 applies to assessed value between $50,000 and $75,000 for non-school taxes only. It also caps annual increases in assessed value at 3% or the change in CPI, whichever is lower.
What is a CDD fee?
A Community Development District assessment pays for infrastructure in many newer Florida communities, including much of Nocatee and St. Johns County. It appears on the property tax bill. Ask for the exact amount for the specific lot.
